North Cape Coral is facing one of its most consequential planning decisions yet.

The proposed Star Farms Cape Coral development would bring approximately 2,500 homes across 1,280 acres east of Burnt Store Road — a master-planned community of a scale rarely seen in Southwest Florida.

City officials are now considering establishing a Community Development District to finance an estimated $221 million in infrastructure, covering roads, utilities, and stormwater systems needed to support the full buildout.

What future homeowners may not immediately realize is that a CDD carries real financial weight.

Unlike a standard HOA, a CDD can issue public debt and place non-ad valorem assessments directly on property tax bills — meaning buyers could face both a mortgage and an ongoing CDD assessment.

Nor-Tech Hi-Performance Boats has become the first-ever Founding Industry Partner of Cape Coral Technical College's Marine Academy, pledging at least $100,000 over five years through 2030.
